1.0 Current planning approval
Planning approval (Ref: 14/01371/B) was granted on 3rd December 2014 for the extension of this single storey dwelling. The extension provided new kitchen, utility and living accommodation to this modest sized property.
Reduced copies of the approved drawings are attached in Appendix I for ease of reference.
2.0 Current status of work
Work began on the construction work earlier this year, and the foundations have been completed and the ground floor slab has been cast. During this period the applicant has had time to re-evaluate the approved design and ceased work on the project pending further consultation with an architect.
3.0 The amended scheme
The client felt that the interior spaces lacked character and the extension didn't fully meet their space requirements for the family. The proposed revisions create a vaulted ceiling internally with exposed timber trusses to give the main lounge area more character. In modifying the ceiling it has allowed Velux rooflights to be inserted into the extension roof to provide more natural light. The lounge/dining room has also been extended by 1.8 m to provide additional living accommodation. The position and size of windows have been modified, and a corner window has been created to take advantage of specific views of the landscape and the garden. A wood-burning stove and chimney have also been added.
Overall the proposed scheme retains the principle design elements of the original approval, with the benefit of these relatively minor modifications further enhancing the applicant's use and enjoyment of their home
4.0 Pre-application Advice
When reviewing the scheme several options were discussed with the planning officer e.g. modification to the shape of the roof; provision for a glazed lantern over the kitchen etc. The planning officer's comments were taken onboard and ultimately the scheme was kept very similar to the original approval with only relatively minor modifications as noted above.
The principle concern, relating to Housing Policy 16, was whether the proposed changes would increase the impact of the property as viewed from a public vantage point. Generally, the changes to the approved extension received a favourable response and it was felt that the changes did not adversely impact on the property.
