Introduction
- This application seeks permission to make alterations to an existing dwelling situated within a residential area of Douglas.
The Site
- The application site is the curtilage of 30 Laureston Grove, Douglas, a modern semi-detached property located on the north eastern side of the road.
The Proposal
- This application seeks permission to replace an existing garage door with a window and replace a rear elevation with double doors.
Development Plan Policies
- The application site is located within an area which is designated as being Predominantly Residential use by the Douglas Local Plan.
Planning History
- Whilst there have been applications relating to this site, none are judged to be relevant to the assessment of this application.
Representations
- The Highways Division of the Department of Infrastructure does not oppose this application.
- Douglas Corporation does not object to this application.
Assessment
- The works proposed by this application are judged to be minor in scale with no unacceptable impacts. The conversion of the garage to provide additional living accommodation would not result in a lack of on site parking and would not cause harm to the visual amenities of the streetscene.

- Permit.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the replacement of existing garage door with a window and replacement of existing rear elevation window with a door, 30 Laureston Grove, Douglas as shown by Location Plan, Site Plan, Existing Plans and Proposed Plans received 1st November 2011.
