In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

which was considered on 7th November 2011, for the reasons set out below.

Reason(S) For Refusal:
- The proposal fails to accord with the provisions of Housing Policy 14 insofar as the proposed dwelling is more than double the size of the existing property with a resultant greater visual impact and there are therefore no provisions within the Strategic Plan to support the proposal which would result in a significantly larger dwelling with a greater visual impact and where the new dwelling would be larger and more imposing that the typical Manx cottage described in Planning Circular 3/91.
This decision was made by the Development Control Manager in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Any appeal has been determined; Whichever is the later. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
