Environment Policy 1
Protects countryside (land outside settlements or not designated for development) from adverse effects unless overriding national need. The officer assessed that the proposal would not adversely affect the countryside due to its scale, traditional design, and screening by vegetation.
Environment Policy 2
Protects Areas of High Landscape or Coastal Value and Scenic Significance (AHLV), prioritising landscape character unless no harm or essential location. The proposal was found not to harm landscape character or quality due to traditional form, limited scale, and existing screening.
Housing Policy 15
Extensions to traditional countryside properties approved if respecting proportion, form, appearance; exceptionally over 50% floor space. The 30% increase was below threshold, design traditional (matching windows/elevations), applied rather than HP16 as property retains traditional form despite 1980s replacement.
