Dear Mr Thornley,
With regard to the change of use of a room at Unit 5 please note the following.
IOM Seafoods would refer the crisis management section of our HACCP.
In the event of a flood at Unit 5 IOM Seafoods would use sandbags to divert the flood away from our premises in the first instance.
Fire Marshalls/Supervisors would evacuate the buildings which are affected. All staff members and general public would be assembled at our Fire Meeting Point furthest away from the flood.
In the case of an emergency Manx Utilities would be contacted to attend and the Fire Brigade would be called to pump out water.
The building would be closed until it had been deemed safe to re-enter by relevant Authorities.
We will not be making any alterations to the ground level outside. All signage will be above ground, we will not be adding any structures. The only amendments will be to the actual room which we intend to use for retail premises.
All electric points are situated 1 metre above ground level. All fixtures and fittings are situated at the side of the room so as not to cause any obstruction. Fridge Counters can be wheeled out of the unit if required.

The Fish Shop will be located at Unit 5 in the area highlighted yellow on the Proposed Ground Floor Plan and South Elevation.
The shop will be manned by a shopkeeper, there are 2 fishmongers on site but they will be based in the fish processing room behind the shop. We may require an additional shop assistant depending on demand.
We envisage foot fall of between 10 – 30 customers per week day and an increase of 50-75% on Saturdays.
We will retain our delivery service to begin with but if the demand becomes solely customer based we will cease this service.
The 2 Refrigerated Fish Vans will be outside the back of the factory to deal with retail customer deliveries. Staff cars will be parked in the large staff carpark. All spaces outside the shop will be for customer parking only.

Isle of Man Seafood Products is the largest shellfish processor on the Isle of Man. We have been providing customers with the finest quality shellfish for 16 years, and 5 before that trading as W & K Caley & Sons.
The business is primarily wholesale to European & Korean retail customers. However during the Covid-19 pandemic we were unable to export product due to the markets crashing and countries shutting their borders.
A small team of 4 made the decision to promote our product locally to try and retain on-island sales and to keep our product moving. Our new fish delivery service was launched on the 21st March, and we now deliver fish to over 100 customers per week islandwide. Many of these customers had no awareness of our company prior to the delivery service launch.
Due to the sudden increase in demand we would like to purchase a second refrigerated delivery van and also open a retail unit within the Food Park to enable us to continue promoting our produce on island once the pandemic is over.
Feedback and reviews from our new customers have shown that a fish delivery service is a necessity, especially at this time when the advice from the IOM Government is for people to stay home when possible.
In addition to this we have had fantastic feedback on the quality of our fish produce – both locally caught and imported. Customers are requesting that we open a shop to showcase our products and allow them to select their own products and view the wide selection we have on offer. We feel that now is the right time to do this, as we now have a huge social media following, over 500 people on our mailing list and a large customer base.
As the largest shellfish processor on Island we would like the opportunity to promote our products locally as well as exporting them.
Our plan is to primarily sell locally caught and exported fish produce to the public. Our aim is to promote as much Fresh Manx Fish Produce as possible. With the Queenie bycatch laws we would work closely with DEFA and the Manx Fish Producers Organisation to ensure our fishermen are catching fish and landing it to us for sale purposes, anything damaged or not fit for consumption will be used for bait.
We are aware of a few competitor businesses whom also sell fish however we would be looking to market our fish in a slightly different way and also continue with the delivery service. This will enable us to build on the promotional work we have carried out at the Royal Manx Show over the past 2 years.

At present we have a total of 46 fishing vessels which regularly land to us. 40 of these fish for King & Queen Scallops, 6 fish for Whelks and 1 fishes for Prawns.
Since we started the delivery service in March we have recently started accepting Crab and Lobster from a few vessels as well as locally caught Callig, Dover Sole, Skate, Turbot & Mackerel. Without our new customer base this would not have been possible.
Diverisification - DEFA are keen to promote Diversification, allowing fishermen to target other species such as Fish, Squid and Prawns. We are working hard with our EU/Korean customers to ensure we have a market ready for these products once the vessels are geared up to fish for the new products.
We currently employ 80 full time staff members. Opening a shop would allow us to initially employ a full time retail assistant with scope for employing more people when the demand increases.
We started selling imported fish in April 2019. Up until March 2020 we primarily sold fish to retailers, caterers and very little fish went direct to the customer. Obviously most businesses are closed at present however the amount of fish sold to the general public has risen dramatically.

Due to the nature of the business and the local demand for high quality fresh fish produce at present we would like to open a shop at Unit 5.
We rent this building and at present the room to the rear of Unit 5 is empty. It has ample parking and a separate entrance to the fish processing part of the factory. We would really appreciate your assistance in this matter. We have discussed our plans with representatives from both DEFA (Andrew Lees and Adi Moore) and DOI (Trevor Wilson).
The Unit is owned by DEFA and managed by DOI.
