From: To: DEFA, Planning Subject: Objection Date: 02 September 2020 22:13:35 Caution: This email is from an external sender. Please take care before opening any attachments or following any links. Planning application 20/00906/B Mountain View Innovation Centre Removal of conditions and change of use. Objection to the above planning application. ...owners of Baldromma Farm Bungalow and land adjacent to Mountain View Innovation Centre, Jurby Road, Lezayre IM7 2DZ Concerned ... yet another planning application for more extensions...! We note the original planning application in 1997/8 for the owner of Baldromma Farm ( Island Studios ) was only permitted because the application was for a Film studio as the Film industry was booming at the time and obviously the Island took advantage of that industry. ...since acquiring the site in 2014 MVIC have constantly had change of use of the said area to accommodate their own businesses. Although they have always stated on their planning applications that they are committed to any Film production company wishing to use the site and would give precedence over any other events - in reality how would that work ? A wedding or sizable event could potentially book the large film studio area at least 12 months ahead it being the obvious choice to accommodate a function. Would MVIC then just cancel that event if a film company came knocking ? We all know that really the film studio guise is only brought to the forefront to try to validate their commitment to the film industry each time they apply for a change of use or extension on their planning ... Are the Planning Department taken in by this ? We hope not... Objection reason There has been no change to the residential amenities in the vicinity...therefore the restrictive conditions should remain valid. See PA14/01257/B Planning committee May 5th 2015. No visitors/customers shall remain in the existing Film Workshop Building or the Film Studio building (including the canteen building) outside the following hours 0900hrs till 2230hrs. These times do not apply if the existing buildings are being used for the purposes of the making and/or production of films. Reason: In the interests of the residential amenity of the area. C 6. The approval hereby given only allows for the existing Film Studio Workshop and Sound Stage Building (including the canteen building) being occupied/operated for the additional uses listed in condition 4 for more than 8 days per month with a maximum duration of 5 consecutive days in a month for one event. Furthermore, only one activity may take place within these buildings at any one time, unless the activities are associated with each other. These periods of use do not apply if the existing buildings are being used for the purposes of the making and/or production of films. Reason: In the interests of the residential amenity of the area. One final note. They say they are a major contributor to the North - I don’t doubt it - but as they have relocated to a site outside Ramsey and their staff are totally catered for within the complex they have no real need to come back into Ramsey for example at lunchtime - a time when many office staff would normally nip out to shop and grab something to eat - having all the facilities ; restaurant / Cafe, Gym, Children's nursery and even a place of worship all under one roof means they don’t do that - not particularly conducive to the economy of the town.
