General Policy 2

Requires development in accordance with Area Plan zoning and other policies, respecting site/surroundings in siting, layout, scale, form, design; not adversely affecting landscape/townscape character or local amenity. Officer assessed the signage as compliant given Mixed Use designation and no adverse impacts on character or amenity due to canopy overhang and consistent finish.

General Policy 6

Permits external advertisements in towns/villages if high standard design/materials relating well to building/site, in keeping with area, and not causing highway safety hazard. Signage found to meet these tests as it relates to the veterinary premises, is consistent/not detracting, and Highway Services raised no safety concerns.

General Policy 7

Permits advertisements only on the site/building to which they relate within towns/villages. The vinyls are directly on the veterinary surgery windows advertising that business, so compliant.

Environment Policy 37

Controls advertisements in Conservation Areas to preserve/enhance character with appropriate style, traditional materials, no glossy/reflective or illuminated signs. Though site not yet designated CA, policy applied cautiously; vinyls deemed appropriate as non-glossy, non-illuminated, and not prejudicing future CA.

Environment Policy 38

Requires advertisements near Conservation Areas to respect character and protect views. Site near proposed CA; signage not prominent due to overhang, ensuring no prejudice to future CA consideration.
