Extract of “Specification & Schedule Of Works for Barn Conversion to Form a Private Residence and Erection of Agricultural Building to Form a Store, Garage & Office at Lingague Barns, Ballakilpheric Road, Colby IM9 4BR” and relevant drawings as submitted to and approved by Building Control; for consideration by Planning Department pursuant to Condition 6 “Details of foul and surface water drainage provision to serve the development, hereby approved, shall be submitted to and approved in writing by the Department. Such approved drainage scheme shall be installed prior to the development hereby permitted being first occupied and shall thereafter be retained and maintained at all times”.
Converted Barn – (2.13 Drainage)
1. There is currently no on-site provision for foul and surface water drainage.
2. Foul Drainage: The new foul drainage from the barn conversion & extension is to discharge to a new Klargester (Type BA-X) BioDisc treatment plant fitted with a sampling chamber, suitable for a household of maximum 9 occupants. The homeowner is responsible for regularly maintaining the Klargester via an approved service provider. The wastewater is to discharge to a soakaway on the applicant’s land, which will be subject to a percolation test to the satisfaction of Building Control. The system is to be installed and maintained in full accordance with Klargester’s recommendations.
3. Surface water: A separate surface water drainage system is to be provided which is to connect to new soakaways located in the adjacent field which is part of the farm estate.
4. Gutters and rwp’s to the new extension and barn conversion to be Met-Seam zinc ‘Pluline’ system or similar alternative system.
5. Soakaways to be a minimum 5 metres away from the building. Subject to a percolation test it is assumed soakaways to be a minimum 2m x 3m x 1.5m deep pit, 1.5metre below the invert level. The pit is to be lined with 'Terram' fabric layer and filled with 75 - 125mm sized clean crushed stone, to be covered over with 'Terram' and backfilled.
6. Generally: New drains to be Supersleeve 100mm dia drains, or similar approved, with compatible fittings, all laid and jointed to manufacturer’s instructions and the satisfaction of the Building Control Officer. Drains to be laid on 100mm shingle bed and carefully backfilled with min 100mm shingle cover over. Remaining trench to be backfilled. Foul drains to be laid to a fall of 1:80. Surface water drains to be laid to a fall of 1:100.
7. New inspection chambers to be BS approved polypropylene precast (uPVC or concrete) chambers installed as per manufacturer’s instructions. Separate systems to be provided for the foul drainage and surface water drainage.
8. An ‘Aco Hexdrain’ drainage channel to be installed along the hardstanding/parking areas to discharge to a soakaway.
9. All drains passing under the building to be encased in minimum 100mm concrete. Concrete lintels to be provided over the drain when passing through cavity walls. The opening formed to have a minimum 50mm clearance all around the drain, and the opening to be masked either side of the wall with a rigid fibre-cement board, or similar, and the void filled with compressible sealant to prevent the ingress of gas.
10. Where pipes are laid under roads or driveways the cover is to be a min. 900mm. Where the cover is less than 900mm then reinforced concrete cover slabs with a flexible filler are to be provided over the drain. The slabs are to have a min. 300mm bearing on to the original ground, and a min. of 75mm of granular material is to be provided between the top of the pipe and underside of the filler.
11. Rwp's from the roof to discharge into rodable inlet gullies as shown on plan and connect to new surface water inspection chambers via 100mm dia. pipes.

Garage outbuilding – (4.9 Drainage)
