Re Proposed Extension at rear of Ben Armine, 1 Lezayre Road, Ramsey for Mr & Mrs P Hudson.
Further to our submission for planning approval for the above proposed extension and our telephone conversation today, please attach the following statement to the application regarding the flood risk at this property.
Ben Armine, 1 Lezayre Road, Ramsey is situated in an area classed as being at risk of flooding as sea water levels rise as forecast by scientific advisers.
The proposed extension at the rear of this property measures 9 square metres and comprises an infill between the existing kitchen and the neighbouring property within a much larger rear yard area. The floor level of the extension is flush with that of the existing kitchen, and of the rest of the ground floor of the house. That floor level is some 550mm above ground level in the yard.
At such a level above the ground it presents a reasonable barrier to flooding, but in any case is no lower than the floor level of the property as it exists.
We would suggest therefore that the erection of this small infill extension will not make matters any worse than those which presently exist, but of course in itself will not mitigate the overall risk.
