The front part of the building on the quay side was built in 1922 and was first Electricity Power station 1929 and the extended and altered to towards Lord Street in 1929.
This was then used as a workshop and offices for Douglas Electricity Board then Manx Electricity and then convert into and electricity substation 1998 for the connection of the subsea cable for the island and distribution of the power to electricity to Douglas area and to the power station and the rest of the Island.

The existing window frames have come to the end of their life. The frames are rotting, and wood is splitting, and the glass is single glass panes with nail and linseed putty fixing.
This does not meet modern safety and noise standard for the use of building.
Manx Utilities wish to replace the existing wooden window frames with UPVC wood effect window with modern safety glass and bricking up of no longer used windows and doors which are blocked up internally.
In the 1929 building in the lane, we wish to remove two of windows which are blocked up internally and brick them up and rendered to match existing alcoves next to them and replace existing windows with UPV C windows with safety glass. This will improve the appearance of the building and offices overlooking the lane.
We will be replacing the rotting wood double doors and decorating pvc cladding above with roller doors with single door and panel above. This will again improve the
visual appearance of the building and improved security of the building and making servicing and removal of equipment easier.
At the end of North Quay Lane (1922 building) end, we wish to replace all the windows with UPVC windows and match all the lower windows to the same style and glass. This is because the louvres on one of the windows is no longer required. This will improve visual appearance of the building and improved safety, security and noise level for the building.
We are removing the old wooden red door as the condition is deteriorating and is brick up inside. We are proposing to brick up it up in line with existing door and render it up and showing the reveal and then painted to match the rest of building.
This is to show where the original door was and improve the appearance of the building.

The external painted walls will be painted with breathable paint. Those external wall showing cut stone and slate will be repointed where required with either lime or lime cement mix.
All down pipes will go to down directed to drain with inspection and roding point at the base on those in non-conservation area. Those in conservation area go into drain with horseshoe surround so not to alter existing original cast iron down pipe. This is to reduce water ingress into the building.
We wish to replace all the windows with UPVC windows and match all the lower windows to the same style and glass as those in lane. This will improve visual appearance of the building and improved safety, security and noise level for the building.

Some of the top panes on some of the windows will possibly need extraction vans fitted to cool and remove moisture.
Two of the windows will require panels in the lower panes for protection and for access for maintenance.

We proposed that the frame detailing will match are near as possible the styles and casement with Georgian Astragal bars with Rosewood colour wood effect.
All windows design will be shown and approved by Building Conservation Officer before they are ordered and manufactured by selected Window suppliers.
Additional work needs to be repairing and updating the external earthing of the building when replacing the windows on those elevations.
Any repairs or replacement to the guttering in the conservation area of the building will be replaced with moulded metal guttering used and installed in the lane (which was agreed and approved by the Building Conservation Officer).

Replace the double doors and pvc cladding in the lane and the windows on North Quay elevation.
This will be done in stages over the next couple of years for budgeting reasons at an elevation at time so to avoid scaffolding being but up and down and reducing disruption to residents like closing roads etc. or when we have scaffolding up to work on the equipment etc.
