Planning Application – Ballamenagh Beg Farm, Baldrine.

Dear Planning Department, This letter is to accompany, and serve to clarify the reasons for, an application for a replacement steel framed building at Ballamenagh Beg Farm, Baldrine. The proposed building would be used as an operating centre for the storage and maintenance of goods vehicles. A building of this size is required to allow adequate room for up to 6 vehicles and workshop facilities. Goods vehicle operators on the Isle of Man are required to use approved operator centres for off road parking and are also subject to strict maintenance regulations. A modern workshop is therefore essential to our business operations.

The main activity of our business is contracting to local authorities around the Island to collect the refuse in that area. We currently hold collection contracts with Garff, Braddan, Marown and Santon Commissioners. I must stress that no waste will be stored or processed on the proposed site, vehicles are emptied each day at the energy from waste plant before returning to the designated operator centre. We currently have 5 refuse collection vehicles, although as a rule, 1 or 2 are used daily. A building of this size would allow all vehicles to be stored inside when not in use.

Our current operator centre is also in Baldrine in a redundant agricultural building at Rhaa Farm, Ballagawne Road. We have used this site for over 20 years, but we have now outgrown the site. The building has suffered storm damage and is becoming beyond economical repair. Our current landlord is unable to offer us any alternative or additional space and is also unagreeable to a long-term lease. A new operating centre of adequate size, with modern facilities is essential to the security of our business.
