1.0 Description
1.1 Planning Application 25/90236/B was APPROVED on 11.06.2025 for: Erection of dwelling with integral garage
1.2 This approval is subject to 8 conditions, some of which require the submission of additional information prior to the commencement of works.
1.3 This report is specific to conditions No. 2, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:
Prior to the commencement of development on site including any clearance works, details for the method of protecting the existing trees and hedging on site shall be submitted to and approved in writing by the Department. All works must be carried out in accordance with the agreed details and the method of protection only removed on completion of the development works.
Reason: To ensure provision of protection for the existing retained trees and hedging and in the interest of visual amenity and landscape setting.
2.0 Proposal
2.1 The applicant's agent has submitted an application form on 30.10.2025 along with: o tree protection plan
3.0 Consultation
3.1 DEFA Forestry for the approved application was consulted for advice. Their advice was received on 05.12.2025. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.
4.0 Recommendation
4.1 In this instance of the submitted documents and after consultation with DEFA Forestry, which is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 2 of application 25/90236/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
