PA20/00104/B - Ballellin Farm, Glen Mona Loop Road - Mr & Mrs Quayle Dear Vanessa, Replying to your previous email in regard to how the extension fits into the residential guide and housing policy 15 from the strategic plan please see the reply below. The design of the new porch/ extension is by Spectrum Windows who are located in Ramsey. They install these conservatories and windows all over the Island. Normally these would be located on the rear of a property and be under permitted development. In this case, the extension would be replacing a porch, so it can not be applied for under permitted development, even though it is under 15 m2 in size. Also, the porch is in disrepair and the rear of the property, with a small lean-to would not be a suitable area to place it. (as seen from the photos on drawing no. 347-01) The farmhouse is located away from the main road and is only seen by the occupant of the cottage at the end of the road, who has made no complaints for the above application. The cottage belongs to a working farm and 3 of the 4 residents work on the farm daily. They need a room to leave their boots before entering the cottage, and the farmer's wife, Mrs. Quayle would like a sunny room to sit in when it’s too cold to sit outside. This extension is an exception to the design guidance, in my opinion, as it is isolated and a great improvement of amenities for the residents at Ballelin Cottage. By using the same coloured painted render as the existing house, window frame colour, and roof colour, in my opinion, the design for this extension will not negatively affect the visual impact of the property. Please add this statement to the above application for and on behalf of Mr & Mrs Quayle.
