The officer assessed that the proposal is for a legitimate purpose associated with golf course maintenance, making the principle of development acceptable on designated open space.
General Policy 2
Requires development to respect site and surroundings in siting, layout, scale, form, design; not adversely affect character, amenity of residents, or locality. Officer assessed the amended scale (15x7m, 4m ridge), position, and removal of existing structures as compliant, with minimal impact on outlook from higher adjacent properties like Sonnish-ny-Marrey and less overbearing than current setup on Thie ny Garree and Linden Cottage.
Recreation Policy 2
Protects open space from development unless alternative provision or overall community gain with no significant effect on provision, character, or amenity. Exception applied as building necessary for maintenance of golf course open space; no loss of recreational value, assessed as acceptable ancillary storage.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Use restriction
The building may be used only for the storage of items associated with the maintenance of the open space defined in blue in the application. Reason: an exception is being made on the basis that the building is necessary for the maintenance of the open space alongside the building.
Materials approval
The building shall be finished in dark green coloured sheeting, a sample of which colour shall be approved by the Department prior to the installation of any external cladding and the development shall be completed in accordance with these details. Reason: to provide an acceptable visual impact.
Removal of existing structures
Within 56 days of the first use of the building hereby approved the existing building and container on site must be removed and the ground made good through turfing or re-seeding. Reason: the application is for a replacement building and the impact on the outlook from adjacent residential properties has been assessed on this basis.

Conditional No ObjectionThe roof apex height of the existing shed is 3.6 metres and the proposed new roof apex height is 4.5 metres, this is our only objection.; We asked whether a Pent style roof would be considered as this would allow an industrial looking building to stand out less in a residential area.
