Description: Proposed external alterations to include installation of 4no personnel doors and 3 no roller shutter doors including internal alterations to existing building (use class 5) to form 4 no units for use class 5 (Research and Development, light industrial) or use class 6 (storage and distribution).
Highway Comments:
The proposed alterations will result in the creation of 5 separate units where servicing arrangements will have to be catered for as well as off street parking provision.
Each unit will be approximately 180 sq m in terms of its gross floor area.
I am satisfied parking provision can be accommodated within the site but there are concerns over the servicing arrangements for each unit.
There are no details of vehicle tracking to understand how this would work when the car park is fully occupied.
Therefore, I am unable to support the application as it stands.
Refusal is recommended based on a lack of information.
