Dear Sir/Madam, 18.160- Proposed mixed use development at Trafalgar House & 31 - 39 South Quay, Isle of Man, IM1 5AX
Please find enclosed 4 copies of our planning application, design statement and associated drawing package. In support of our application upon reviewing the checklist document we note the following: Item 13: Full topographic plan provided within our site plan drawings along with site section through site.
Item 14: Forming the new proposed carpark will result in excavation being required. Details of this will be considered following successful consent. This would require full engineering detailing and bore hole testing to form details of the works. We would hence ask that this be a condition of an approval that engineering details be provided prior to site start.
Item 15: A detailed survey has not been carried out on the existing buildings. Trafalgar House is in a reasonable state of repair albeit it is not fully in use. The industrial units have asbestos roofs and are nearing the end of their life but are still fully functional at the moment.
In support of the above items a method statement will be made as part of a demolition warrant application prior to any demolition works as well as the excavation works mentioned in item 14.
