General Policy 2
GP2 permits development in accordance with zoning if it respects site and surroundings in siting, layout, scale, form, design; does not adversely affect surrounding landscape/townscape character; and does not harm local residents' amenity or locality character. The officer tested the flue's scale, design and visual impact from neighbours and road, finding low visibility due to trees, hedging and height, with painting condition ensuring no harm. Proposal fully complies with relevant parts (b), (c) and (g).
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
The flue hereby approved shall be painted to match the colour of the wall to which it is attached and retained as such thereafter. Reason: In the interest of preserving the character and appearance of the site and surrounding area and to comply with Isle of Man Strategic Plan 2016 General Policy 2.
