Please find below comments for the above application.
The above application proposes the demolition and re-building of part of a domestic property that lies within the tidal flood zone as per the attached flood map. This map indicates the predicted extent of tidal flooding for a 1 in 200 year return period plus climate change.
Manx Utilities recommends that the alterations consider the possibility of raising floor levels above the 1 in 200 year plus climate change level, with an additional 600mm of freeboard for domestic properties such as this. The current extreme tidal level for Ramsey is 5.64mAD02. Therefore, it is recommended that finished floor levels for this property should be above 6.24mAD02 (5.64m + 600mm). It is also recommended that they consider introducing flood resilient measures to the property. Such measures could include ensuring that all electric points are located high up; tiling of floor coverings; cement sand render; adding salt additives to lime plaster; adding waterproof grout, installing non-return valves on any foul or surface water drains etc.

The Flood Map indicates the extent of river flooding associated with a flood event having a 1% chance of occurring in any year (1 to 100-year event) and the extent of coastal flooding for the extreme are level having a 0.5% chance of occurring in any year (1 to 200-year event). In both cases the potential effects of climate change on flood magnduises are associated for (by assuming a 20% increase in peak river flows, and taking into consideration the predicted degree of sea level rise based on a 3700 flow tracking). The Flood Map indicates where formal flood defences and flood alleviation schemes are in place, and the cropped extents of flooding reflect the influence of flood defences on flood risk. However, defence structures may not completely remove the risk of flooding in extreme events. It should also be noted that defences can be breached or fail in extreme weather conditions, and normal defences can be overhipped by large waves. These additional risk factors are not considered in the Flood Map. The information provided is not an all resolution appropriate for localised flood risk assessments and should not be assumed as definitive at the property scale. Individual properties may, therefore, not always be at the same risk of flooding as surrounding area approaches. If you believe that a particular property has a different risk of flooding to that shown on the Flood Map and/or if you have information you believe may not have taken into account when preparing the Flood Map please contact Marie Utilities. As an event additional relevant information becomes available to Marie Utilities, the Flood Map will be improved and updated.
