Subject: Re: Planning Application 18/00993/C
Dear Helen,
With reference to the above application my intrest is as a prospective purchaser.
We asked the current owner to submit an application for all year use, in particular with 5 star glamps.
We have had the site assessed, in particular the junction with the Orrisdale road.
The person also consulted residents along the Orrisdale who had no objection to all year use.
The one point that was raised by a number was a "badly formed junction" and they said a number of accidents did occur, but not serious.
The person who assessed the junction noted that it was only a field entrance with a gate on. The surface was soil and no road markings such as a stop sign. He believed with 65 campers using it the lack of markings would lead to riders coming over to the right side being the wrong side of the soil path.
There were no signs on the highway giving advanced notice to motorists of the field entrance.
He believed that the defincies could be resolved by forming a defined junction as set out in manx roads and by laying tarmac back some 20 metres so soil is not being brought out onto the highway but more importantly that the bike can have good adhesion when approaching the highway and also when turning of the highway the turn will be carried out on tarmac and avoid the bike sliding away when coming of the highway surface onto soil.
A condition requiring a designed highway junction to be submitted would resolve the problem.
Kind regards
