General Policy 2 requires proposed developments to not adversely affect the character of the surrounding landscape or townscape, or the amenity of local residents or character of the locality. There is a presumption in favour of extensions to existing property provided they would not have an adverse impact on adjacent property or the surrounding area. The officer assessed the replacement extension against these tests, finding no significant difference in scale/mass from existing structures, no increased overlooking, and an enhancement to rear appearance.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
