Environment Policy 35
Requires that within Conservation Areas, development preserves or enhances the character or appearance of the Area and protects special features. The officer assessed the roof replacement and roof lights for impact on the prominent and unique building in the street scene and Conservation Area, finding the matching materials and conservation-spec design sensitive and compliant.
General Policy 2
Permits development in accordance with zoning if it respects site surroundings in siting, layout, scale, form, design; does not adversely affect townscape character; and does not harm amenity. Tested against the proposal's maintenance of existing roof form, with matching slates and low-key roof lights ensuring no harm to the character of the terraced street in the conservation area.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
All external roofing materials to be used shall match those of the existing building in respect of type, size, colour, and texture. Reason: In the interests of the character and appearance of the site and surrounding area.
