General Policy 2
GP2 permits development in zoned areas if it respects site/surroundings in siting, scale, design; avoids harm to townscape character, resident amenity, road safety, parking; and reduces energy use. Officer tested garage conversion and rear extension against parts (b),(c),(g),(h),(i),(n), finding no adverse impacts due to mixed local designs, adequate 3-space parking, minimal visibility, no neighbour harm (5m+ separation), and efficiency gains. Strategic Plan para 8.12.1 presumption for extensions in built-up areas without adverse impacts was also applied.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
All external render materials to be used shall match those of the adjoining building in respect of type and colour. Reason: In the interests of the character and appearance of the site in accordance with General Policy 2 of the Isle of Man Strategic Plan 2016.
