Tel 01624 685950 Robert Graham & Co The Loop Woodbourne Lane Douglas IM2 3LJ TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure)(No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to REFUSE an application by Westminster Associates Limited, Ref 18/00890/B, for the Demolition of derelict hotel/guesthouse, construction of new infill building containing basement offices and 9 residential apartments (in association with registered building application 18/00891/CON) at Marina Hotel 47 Loch Promenade Douglas Isle Of Man IM1 2LZ for the following reason(s): 1. Insufficient justification has been provided to determine whether the existing building can be retained and therefore the proposal would be contrary to Environment Policy 39 and Section 7.32 Demolition in Conservation Areas of the Isle of Man Strategic Policy and Policy RB/6 and CA/6 of Planning Policy Statement 1/01 Policy and Guidance Notes for the Conservation of the Historic Environment of the Isle of Man. 2. Although the replacement of the existing roof structure with a less harmful design has been noted, this is not considered to outweigh the replacement of a significant amount of the historical fabric of the existing building and therefore would not preserve or enhance the quality of the Conservation Area and would therefore be contrary to Environment Policy 35. Specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice.
