Overview of building use and suitability of Unit 4B Middle River Ind Est
Hot Rock Ltd is looking to operate an indoor climbing facility with in the Douglas area on the Isle of Man.
This facility will provide climbing based activities for a number of groups on the island such as: Schools, Kids Clubs, Activity oriented visitors to the island & Existing Manx climbers.
The basic activities of the facility will include:
- Indoor climbing wall: Over 1500 sqft of climbing surface catering to four major climbing styles (Sport, top-rope, bouldering and ice climbing).
- Climbing classes: For beginner climbers overseen by qualified instructors during open access times.
- Triannual Climbing competitions: Climbing competitions for both senior and junior climbers.
- Triannual Climbing fairs: Where a range of climbing equipment (not currently supplied anywhere on the island) is on sale.
- Climbing events: Non-competitive events at the climbing wall. These will include fun days (fancy dress etc), climbing & safety workshops and climbing film nights.
- Manx climbing info centre: A depository of local climbing information.
- Climbing club: A BMC (British Mountaineering Council) registered regional climbing club to represent the interest of climbers on the Isle of Man and promote Manx climbing within the British Isles.
It is the consideration of the company this facility will operate 30+ hours per week employing 5-10 part time staff.

- Located less than 2 miles from the centre of Douglas (5 minutes walk from the NSC)
- 2,500 sqft floor space
- 2,300 sqft easily constructed climbing wall

- 2,700 sqft available for parking (250 sqm)
The founders of the company are Keith Jones & Ranulf Lucas, both island residents for over 20 years with extensive business & climbing experience.
