DNOC on 4-9-18 Conditions (if any) The proposal seeks a change of house type to the previous 16/00232/B planning approval for the site. The parking standards in 'The Isle of Man Strategic Plan 2016' require 2 car parking spaces for a 2+ bedroom dwelling. The proposed integral garage would be 2.5m wide and 5m in length with a 2m wide garage door. The current 'Manual for Manx Roads' (MfMR) design guide specifies that a single garage should have minimum internal dimensions of 3m x 6m with a 2.4m wide door to be counted as a car parking space. The proposed garage would therefore be too small to be considered as a parking space. The proposed site plan shows that the proposed driveway would be at least 6.5m wide and 6m in length. This is above the minimum standard in the MfMR which requires a driveway space to be a minimum size of 2.5m x 5.5m or 3.4m x 5.5m where there is no separate footpath to the dwelling front door. The proposed driveway could therefore accommodate 2 parked cars to comply with the parking standards. Highway Services does not oppose the application subject to a planning condition for the parking to be suitably hard surfaced and implemented prior to the occupation of the dwelling and retain as such
