DNO on 6-8-18 Conditions (if any) The existing garage is 2.7m wide, at least 4.9m in length with a 2.1m wide garage door. This is below the minimum single garage size of 3m x 6m with a 2.4m wide door to be counted as a parking space in the 'Manual for Manx Roads' (MfMR) design guide. However, it would still be able to accommodate a small parked car. The proposal would convert this garage into a storage area resulting in the loss of a site parking space. There is a second garage on the site of 3.9m wide, 4.7m long with a 3.2m wide door which is also below the minimum size in the MfMR, but it is still of a sufficient size to park a small car. This garage would be retained as at present for the development along with the driveway which can accommodate at least 4 parked cars. The parking standards in 'The Isle of Man Strategic Plan 2016' require 2 car parking spaces for a dwelling. The site traffic and parking demand should not increase as a result of the proposal, and therefore the loss of the garage parking space is deemed acceptable as there would still be site parking provision in excess of the parking standards.
