DNO on 23-7-18 Conditions (if any) The proposal would provide additional living accommodation at the dwelling. The site is located at the junction corner of Ballaterson Road/Queens Drive. There is an existing 0.9m wide pedestrian access to the site via Queens Drive which would be retained as at present. The existing vehicular access onto Ballaterson Road and the driveway would be widened from 3.2m to 4.2m as a result of the proposals which would require an extension to the existing dropped kerbs at the full expense of the applicant. The driveway length would be maintained at 7.2m but the proposal would include a new area of hardstanding adjacent to it for additional parking. The existing driveway can accommodate a parked car and up to 3 cars could park on the proposed driveway. Highway visibility at the site access is adequate and the proposed widening of it by 1m would not adversely affect visibility at the Ballaterson Road/Queens Drive junction. The existing garage is 2.7m wide, 4.3m in length with a 2.2m wide garage door. This is less than the minimum internal dimensions of 3m x 6m with a 2.4m wide door in the 'Manual for Manx Roads' design guide to be counted as a car parking space. However, it could accommodate a small car and therefore the proposal would result in the loss of a site parking space. The development would therefore increase the total site parking provision from 2

The parking standards in 'The Isle of Man Strategic Plan 2016' require 2 spaces for a dwelling and therefore the site parking would be adequate for the development despite the loss of the garage space for parking.
