In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:
Name: Royal Bank Of Scotland Proposal: Installation of replacement ground floor windows to rear elevation at: Isle Of Man Bank Parliament Street Ramsey Isle Of Man IM8 1AP
which was considered on 25th July 2011, for the reasons set out below.

Reason(S) For Refusal:
- The proposed windows within the rear elevation of the buildings do not have the same opening method and glazing pattern as the original windows. Furthermore no detail has been given why the existing windows cannot be repaired. Given that these windows are publicly viewable the proposal fails to preserve or enhance the character or appearance of the Conservation Area detrimental to the visual amenities of the locality. As such the proposed development is contrary to the provisions of Environment Policy 35 of the Isle of Man Strategic Plan 2007 and Planning Circular 1/98.
This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
