General Policy 2
Requires development to respect site and surroundings in terms of scale, form, design and not adversely affect townscape character or amenity. Officer assessed the chimney removal against criteria (b), (c) and (e), concluding it would not harm the character of the Victorian streetscene or locality, given the feature's lack of significance.
Environment Policy 36
Permits development outside but close to Conservation Area boundaries only if not detrimentally affecting important views into/out. Officer confirmed removal unlikely to affect such views, despite site's proximity to Ramsey Conservation Area boundary.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
The external roofing materials to be used shall match those of the existing building in respect of type, colour and finish. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with General Policy 2 of the Isle of Man Strategic Plan 2016.
