Environment Policy 1
Protects the countryside for its own sake with strict exceptions. The proposal fits as it enhances existing tourist facilities without significant adverse environmental impact, with structures blending into the landscape due to colour and screening. Tourism development is subject to no less strict restrictions, but approved as minimal impact.
General Policy 3
Sets exceptions to countryside protection including buildings for interpretation of countryside/wildlife. Site not designated for tourism despite prior rejection for 6 chalets; small-scale tourist huts accepted in context of approved farm tourism venture.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials - dark brown colour
The Arctic cabin and shepherd's hut(s) must remain finished in a dark brown colour unless otherwise approved by the Department. Reason: to minimise their visual impact on the countryside.
Tourist accommodation only
The Arctic cabin and shepherd's hut(s) may be occupied only as tourist accommodation and may not be used as permanent residential accommodation. Reason: to control the development of residential units in unsustainable locations which are not designated for development.
