This approval relates to drawing numbers 164/58/1, 164/58/2 and 164/58/3, and associated photographs ref: 18/58/P all date stamped and received 26/04/2018.

SITE The site represents the residential curtilage of existing property Brynwood, Main Road, Kirk Michael. The property sits on the opposite side of the road to the playing fields of Kirk Michael School and alongside the junction for the Peel coast road. The dwelling is set back from the
edge of the road and has a small existing lean to polycarbonate conservatory on the elevation nearest the road.
PROPOSAL The current planning application seeks approval for the replacement of the existing conservatory roof with new Guardian warm roof tiles to match the existing grey colour of the existing roof tiles of the main house. The proposal also includes the installation of a roof light.
PLANNING HISTORY 3.1 There are no previous applications considered materially relevant to the assessment of the current application. PLANNING POLICY Kirk Michael Local Plan Land-use Designation - "Predominantly Residential Use" Given the established residential nature of the area, it is appropriate to consider the following policies and paragraphs of the IOM Strategic Plan 2016:

ASSESSMENT Character and Appearance
6.1 Due to the location of the property it is likely that the replacement roof tiles will be visible from the main road although their matching with the roof tiles of the main house will likely bring about a uniform appearance throughout the roof scape enabling a more successful integration of the conservatory with the main house thus enhancing the overall appearance. . In this respect, the proposal complies with GP2 (b) and (c). Impact on Neighbours - 6.2 The development is considered to be minor and therefore not expected to impact the amenities of the neighbours or to detriment their visual outlook. . In this respect, the proposal complies with GP2 (g)). Energy Consumption - 6.3 It is expected that the lightweight tile roof system shall provide the conservatory with a better-quality thermal skin and in turn reduce waste energy levels and work towards a more energy efficient dwelling. It is also expected that the new roof will create an internal environment that will be comfortable throughout both the summer and winter months. . In this respect, the proposal complies with GP2 (n) CONCLUSION
7.1 For the above reasons the proposal is considered to comply with GP2 of the Isle of Man Strategic Plan 2016 and therefore recommended for approval.
