DNO on 6-4-18 Conditions (if any) The proposal is for the erection of a detached double garage at the rear of an existing dwelling. There is an existing vehicular access to the site frontage with dropped kerbs that serves an existing driveway and garage at the side of the property which would be retained as at present. The proposed site access to the new rear garage would be via the existing rear lane which is approximately 3m wide and only wide enough to accommodate single file traffic despite being two-way. Visibility from the proposed site access onto the rear lane would be limited and below design standards. However, the adjacent properties have rear garages with similar arrangements and vehicles would be travelling very slowly on the rear lane due to its constrained nature and inability to accommodate vehicles in both directions. On this basis, the proposed site access arrangements are considered to be acceptable on this occasion. There would be a footpath at least 0.9m wide from the garage to the rear of the dwelling. The proposed garage would be 7m wide, 6m in length with 2 no. 2.4m wide garage doors which can accommodate 2 parked cars. The garage is in accordance with the minimum dimensions specified in the 'Manual for Manx Roads' design guide which requires double garages to be at least 6m x 6m with single garage doors at least 2.4m wide.
