Re: Conversion of existing barn to provide a farm shop (Class 1) and cafe (Class 3) with associated kitchen in association with PA 17/00322/B for erection of an agricultural building, improvement works to existing farm tracks and creation of additional parking
In PA 17/0332/B we obtained permission to convert the old barn at Close Leece Farm into a Farm Shop and Café (as well as other changes not affected by this new application).
Having started the works, we discovered that the rear wall of the barn has relatively poor foundations meaning it might need to be underpinned or rebuilt. In this application we propose instead to remove the rear wall and extend the rear roof (keeping the current pitch), integrating with the new toilet block and forming a small new extension to the rear. We would also remove the 1st floor at the rear of the building, meaning there would be no net gain in floorspace. We also want to introduce more rooflights but only at the rear.
The changes would only affect the rear of the building and there would be no visible change from the roadside (front) of the building.
