From: Chris Penketh [email protected] Subject: New access to rear of Sulby Shop, Sulby Crossroads, Lezayre Date: 15 November 2017 at 16:06:27 GMT To: [email protected] Cc: Graham Garrett [email protected], "Balmer, Chris" [email protected] Hi Tim, Further to our meeting on Thursday 9th November 2017, with regards to a possible approval in principle planning application for the erection of a detached dwelling behind the existing Sulby Shop at Sulby Crossroads, opposite the Sulby Glen Hotel, we now attach a sketch proposal for the proposed vehicular access taking into account our discussions at the meeting.
The attached drawing shows 1No parking bay provided to serve the customers to the shop, as discussed this then allows the proposed vehicular access to be located further north-west towards the shop and away from the bend in the Sulby Glen Road, (see photo No 1). The visibility spays that would be afforded to this new access now would be increased to 2 m x 34 m looking in a south-east direction to the bend in the road and 700 mm out from the road edge, (see photos No 2, 4 & 7).
Looking in a north-west direction the visibility to the halt sign would be 2 \mathrm{~m} \times 19 \mathrm{~m} and beyond, (see photos numbered 3,5 & 8).
We have indicated on the attached drawing the trees that would require removal. Visibility to vehicles coming from the Sulby Bridge direction and turning left onto the Sulby Glen Road is very clear from the proposed access, (see photos No 6 & 9).
The new access would serve the proposed detached dwelling, which can comfortably accommodate the minimum requirement of 2 No car parking spaces and space to manoeuvre and leave the site in a forward gear within the confines/boundaries of the proposed site.
This access would also serve rear car parking space behind the Shop so as to eliminate the need to park on the front pavement area to the shop, (see photo No 10).
As requested we drove around the bend in the Sulby Glen Road heading toward the Sulby Crossroads on several occasions and our general speed was around 25-27 \mathrm{mph}, this tended to reduce to around 22 mph if we were following a car in front. Hope this is of assistance.
We would be much obliged if you could let us know your thoughts with regards to the attached drawing and photographs, prior to us submitting a formal planning "approval in principle" application.
