The proposals include the replacement of the existing integral single garage and ground floor bedroom with the erection of a new detached single garage and the conversion of the first floor billiards room to 3 bedrooms. The existing garage is 2.7m x 5.7m in size with a 2.1m door width. The proposed garage would be 4.2m x 6m with a 2.1m door width. To comply with the Department of Infrastructure's 'Manual for Manx Roads' document a single garage should be at least 3m x 6m in size with a minimum door width of 2.4m for the garage to be counted as a parking space. The proposed garage door width should therefore be increased to 2.4m. The parking standards require 2 spaces for both Mona Cottage and Mona House and the existing hardstanding on the site is sufficient to accommodate several parked cars and on-site turning. Both the existing and proposed site plans show 5 spaces, excluding the existing and proposed garages, which is above the site minimum of 4 spaces to comply with the standards and is therefore considered to be acceptable. In view of this, Highway Services do not oppose the application. Recommendation: DNO
