General Policy 2
General Policy 2 permits development in residential zones that respects site/surroundings in siting, scale, design; does not adversely affect townscape character or local amenities. Officer assessed the replacement extension and garage against criteria (b), (c), (g), finding mitigated impact from lean-to roof and separation distances acceptable. Strategic Plan para 8.12.1 presumes favourably on extensions in built-up residential areas without adverse impacts.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
All external facing materials to be used on the extension, hereby approved, shall match those of the existing building in respect of type, colour and finish. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with General Policy 2 of the Isle of Man Strategic Plan 2016.
