Tel 01624 685950 Mr Roy Wilson Arcadis Consulting (UK) Limited Wellington House Market Street Douglas IM1 2PQ TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure)(No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to APPROVE an application by Manx Utilities Authority, Ref 17/01290/B, for the Construction of service bridge on west (upstream) side of existing stone bridge at Bridge - Laxey River Mines Road Laxey Isle Of Man subject to compliance with the following condition(s) and notes (if any) : 1. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals. 2. No development shall commence until a sample of the proposed natural slate has been submitted and a sample panel of the external facing stone to be used has been erected on site, and both have been approved, in writing, by the Department. The approved sample panel shall be kept on site for reference until the development is completed. The development shall thereafter be carried out in strict accordance with the approved details. Reason: In the interests of maintaining the character and appearance of the site and surrounding area and the Conservation Area in accordance with General Policy 2 and Environmental Policy 35 of the Isle of Man Strategic Plan 2016. 3. All work of making good the existing stonework shall be finished to match exactly the existing building fabric in respect of type, size, colour, bond, pointing, coursing, jointing, profile and texture. Reason: In the interests of maintaining the character and appearance of the site and surrounding area and the Conservation Area in accordance with General Policy 2 and Environmental Policy 35 of the Isle of Man Strategic Plan 2016. 4. No development shall commence until a method statement containing details of the proposed construction methods and a scheme of protection for the watercourse, river banks and the fish population has been submitted to and approved in writing by the Department. The statement shall identify matters of ecological interest within the site and measures to mitigate ecological impacts where appropriate, including a timetable for their

Reason: To provide adequate safeguards for the watercourse, the fish population and any other ecological species existing on the site in accordance with General Policy 2 and Environmental Policy 7 of the Isle of Man Strategic Plan 2016. Tel 01624 685950 Guidance Note This decision was made by a Senior Planning Officer in accordance with the authority delegated to them in the name of the Minister and/or in the name and on behalf of the Department. This permission refers only to that required under the The Town and Country Planning (Development Procedure)(No 2) Order 2013. Any appeal against this decision must be in accordance with the criteria set down in that instrument. Specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: · Payment of a planning appeal fee as prescribed in the Town and Country Planning (Application and Appeal Fees) (No2) Order 2016 (currently £175); · The reasons for making the appeal; and · An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation. If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department’s public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.
