RE: Proposed alterations and addition to JDW Engineering building adjacent to "Close Veg", Glen Darragh Road, Glen Vine. Isle of Man. (Amendments to previously approved PA 16/00892/B)
Please find enclosed 4 copies of our planning application prepared in connection with the above.
This is a follow-on planning application from PA 16/00892/B, which recently obtained approval for alterations and extension to the building. This included raising the height of the existing roof/ridge level, provision of another bay onto the North gable of the building, replacing the existing roof and cladding with new insulated sheeting, replace and provide new doors. The outline/footprint of the previous approved proposal is indicated in red, on the submitted drawing for comparison purposes to assist with processing of the application.
Since obtaining approval for the previous scheme and prior to submitting a building control application, our structural engineers have confirmed that the existing structure is not capable of taking the additional loadings involved to modify the existing structure. They have stated that the current steel frame and foundations, in particular, are inadequate and cannot be upgraded.
As a solution, this application proposes to create a new shell/structure built around and over the existing building in order that the existing business on site, can continue to operate during refurbishment work. This revised scheme would help avoid the loss of trade and customers during the period of construction work. It is not really practical or economical for the business to operate out of an alternative temporary or permanent site, whilst the upgrading the current premises is taking place, due to the nature of the business and close proximity of the existing adjacent office, parts store and sales outlet.
In order to construct a new building around the existing shell, it would be necessary to add approx 1 metre onto the front and rear of the existing building to cater for the new foundations and steel frame structure. The roof pitch on the submitted proposal has been reduced to 12.5 degrees in order to minimise any increase in the ridge height, which is similar to that already approved.
