General Policy 2
Requires development in residential zoning to respect site/surroundings in siting/layout/scale/form/design/landscaping, not adversely affect character, amenity, highways/road safety. Officer assessed extension/garage as retaining stepped roofscape, matching materials, no neighbour impact at 30m separation across road, highways ok, tree mitigation provided; fully compliant with no tensions.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Mitigation planting
The mitigation planting must be carried out in accordance with the details set out in drawing number 001 Rev A date stamped 12/03/2018. Reason: To ensure suitable mitigation for the loss of the two cherry trees to be removed.
Landscaping implementation and maintenance
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species. Reason: The landscaping of the site is an integral part of the scheme and must be implemented as approved.

Conditional No ObjectionGiven their condition the Department would not object to these cherry trees being removed but would recommend that some replanting takes place. This should include at least 1 tree which visible from the Glen Road, near the entrance to the property.; Protection of tree 1 (cherry) in accordance with the recommendations of BS 5837:2012 will be difficult to implement due to the close proximity of the new garage.; If the applicant would like to try and retain the tree that's fine, but it's not something we would insist on due to its defects.
Conditions requested: details of a planting scheme to mitigate the loss of these trees, specifying the species/cultivar, size of tree(s) to be planted, the planting specification, the timing of when the planting will take place and the type of post-planting maintenance
