Ref: Planning application 17/01219/B The Haven, Agneash
We are writing with regards to the above planning application. Although not living next door to the proposed new development, the development has implications for the whole of the village.
There have been no new dwellings built in Agneash for about 40 years. This is because the existing infrastructure i.e. roads, drainage and sewage disposal cannot cope with additional dwellings. Agneash is also an area of outstanding natural beauty which could be compromised by additional dwellings.
Runoff water has become a real issue for residents in the village. When we receive heavy rain, there are literally streams of water running through the village bringing mud and debris with it, which damages the road surfaces. An additional property would add to this runoff water, particularly since water from the existing tail drains of the property is already pooling in a neighbours field. The plan proposes that the existing sceptic tank and tail drains for the Haven would service this new property, but it cannot cope with the existing building.
The road access to Agneash is difficult, and the addition of extra cars relating to the new dwelling and related builders wagon etc would make access more difficult.
The proposed design of the new dwelling is not be in keeping with the existing cottages of the village, and we have concerns that that the balcony may impinge on the road running in front of the new dwelling, causing access problems.

It would appear from the plans that the intention is for the dwelling to be rented out to tenants, rather than be used by the existing owners. We feel that there is no need for additional dwellings in the village, particularly as over the last few years there has been difficulty in people being able to sell/rent properties due to lack of interest.
Finally we feel to grant planning permission for this dwelling, would set the precedent for the building of other dwellings which could spoil the historic nature of this village.
For the above reasons therefore we would like to oppose the planning application.
