Our house is adjacent to The Haven, Agneash, IM4 7NS.
Mr P. Leneghan, has put in an application for planning approval (17/01219) via his agent Arch Tec (IOM) Ltd.
We object strongly to this project going ahead for the following reasons:
a) It will block the light from our bathroom & will block both the light and the view from one of our bedrooms which looks towards Snaefell. b) With the proximity of the walls with our porch and the new building, issues of damp might arise. Please see pictures which show the proximity of the two buildings. (if unable to send through this, I will send via [email protected]) c) We are wondering if the called plan of ?alterations to existing garaging? is not effectively the development of a one bedroom apartment over a modified garage. Mr Leneghan states the works are for ancillary accommodation, which in planning terms means additional space for guests that are unable to be accommodated in his house. Ancillary accommodation therefore should not include a kitchen. He states on drawing 1418.2 that ?the garden could be segregated to provide an amenity area for tenants. It is bizarre that the applicant would want his guests to walk all the way around the village rather than access the accommodation from his garden. Our
impression is that the proposed building of an ancillary unit is a first step to a letting unit, or possibly a sellable home and so we are wondering why the application is not made for it as such.
d) We have serious concerns about the drainage aspect. The small septic tank is behind? The Haven?, and all the tail drains are in the lower garden running down to the garage. We are puzzled that the proposal is to pump the drainage up to the old tank.
e) Car access in Agneash is limited, it is a 20 minutes walk from the nearest bus stop and should the conversion not be for Mr Leneghan?s personal use, traffic will be increased.

Dear Sir,
We have made a comment via the Isle of Man Government Online Services, however we are re-sending this via email to attach photographs.
We are the owners of La Petite Colline, Snaefell Road, Agneash, IM4 7NR. Our house is adjacent to The Haven, Agneash, IM4 7NS.
The owner of The Haven, Mr P. Leneghan, has put in an application for planning approval (17/01219) via his agent Arch Tec (IOM) Ltd.
We object most strongly to this project going ahead for the following reasons:
a) it will block the light from our bathroom and will block both the light and the view from one of our bedrooms which looks towards Snaefell. Please see pictures attached which show our current views. Effectively, if the building were to go ahead, one of our bedrooms and our bathroom would look onto a wall and remove the light.
b) With the proximity of the walls with our porch and the new building, issues of damp might arise. Again please see pictures which show the proximity of the two buildings.
c) We are wondering whether the called plan of “alterations to existing garaging” is not effectively the development of a one bedroom apartment over a modified garage. Mr Leneghan also states that the works are for ancillary accommodation, which in planning terms means additional space for guests that are unable to be accommodated in his house. Ancillary accommodation therefore should not include a kitchen. He states on drawing 1418.2 that “the garden could be segregated to provide an amenity area for tenants. As ancillary accommodation, it is bizarre that/[email protected]
the applicant would want his guests to walk all the way around the village rather than access the accommodation from his garden. Our general impression is therefore that the proposed building of an ancillary unit is a first step to a letting unit, Holiday accommodation, temporary accommodation for people waiting to move into a more permanent home, temporary workers in the isle of Man or possibly a sellable home and so we are wondering why the application is not made for it as such.
d) We have serious concerns about the drainage aspect. The small septic tank is behind "The Haven", and all the tail drains are in the lower garden running down to the garage. We are puzzled that the proposal is to pump the drainage up to the old tank.
e) Car access in Agneash is limited, it is a 20 minutes walk from the nearest bus stop and we are concerned that should the conversion not be for Mr Leneghan's personal use, traffic will be increased.
Best regards.
