RE: Alterations and additions including demolition of existing bathroom, erection of extension and construction of second floor dormer to rear, 8 Marsden Terrace Ramsey Isle Of Man IM8 3DS
The above application proposes the construction of a new extension within a flood zone as per the attached flood map. This map indicates the predicted extent of tidal flooding for a 1 in 100 year return period. To ensure that this proposal will not increase flooding to the existing area and surrounding properties, Manx Utilities requests that the applicant submits a Flood Risk Assessment prior to this application being approved.
Manx Utilities also recommend that flood resilient measures be introduced to the proposed building. Such measures should include ensuring that all electric points are located above the predicted floor levels, provision for flood boards are made and non-return valves installed on any foul and surface water drains.

Food Map displaying the Initiative 1 in 199 year over and 1 in 200 year total food outlires. Please note the Flood Map only shows the predicted likelihood of flooding from there or the sea for defined areas and is not sufficiently detailed to account for individual exposures. Individual properties may therefore not display by at the same risk of flooding as surrounding measurements. If you believe that a particular property has a different risk of flooding to that shown on the Flood Map and/or if you have information you believe the more children currently (NGH) may not have taken into account when preparing the Flood Map please contact MJA.
Climate Change is accounted for in the final flood by increasing the 1 in 100 year past flow estimate by 20%. For the 19th flood, an annual climate change allowance has been added to allow for effects of climate change to 2115.
Whilst flood defences are indicated on the Flood Map, given that they do not completely remove the risk of flooding and can be breached or fail in extreme weather conditions the Flood Map does not take into account flood defences and/or the effect any such defences (in place now or in the future) may have on the risk of flooding.
As and when additional relevant information becomes available to MUA the Flood Map will be improved and updated. The Flood Map was produced on behalf of the MUA and all or any intellectual property rights in and to the Flood Map next to the MUA.
MUA believes that the Flood Map and information contained therein accords with the information currently available to it, but no representations or warranties (express or implied) are given with regard to the accuracy of the Flood Map.
