Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
All external facing and roofing materials to be used in the development, hereby approved, shall match those of the existing building where appropriate, in respect of their type, colour and finish. Reason: In the interests of the character and appearance of the site and surrounding area in accordance with General Policy 2 of the Isle of Man Strategic Plan 2016.
Bike storage
Prior to the occupation of the extension, hereby approved, the bike storage area, shall be built in accordance with the drawing No.03 Rev B - 'Floor & Site Plans, Elevation & Section - As Proposed', date-stamped as having been received 11 September 2018. Thereafter the bike storage area shall only be used for secure bicycle and/or motorcycling parking and at all times be made available for the residents of 110 Castlemona Avenue. Reason: To ensure that adequate off-street parking is provided for the application site, in accordance with General Policy 2 of the Isle of Man Strategic Plan 2016.
