Housing Policy 15
Requires alterations to respect the proportion, form and appearance of the existing property. Officer assessed that proposals involve no changes to form/proportion, like-for-like window replacements, and appropriate conservation roof lights, thus complying despite countryside location.
General Policy 2
Considers general development impacts including visual/amenity effects. Officer found no detriment to character/appearance of street scene or landscape due to minor nature and screening.
Environment Policy 1
Protects countryside character; no public views to works due to screening, no biota removal or boundary changes, thus no adverse impacts.
General Policy 3
Presumption against development outside settlement boundaries unless exceptions apply; proposals do not meet GP3 exceptions but justified under HP15 for traditional property alterations.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
No further alterations
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2012 (or any Order revoking and/or re-enacting that Order with or without modification) no extension, enlargement or other alteration of the dwelling(s) hereby approved, other than that expressly authorised by this approval, shall be carried out, without the prior written approval of the Department.
