In the instance of the submitted application for the discharge of conditions, Landscape - Cover Letter and 07 LANDSCAPING DETAILS- LQ plan and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 23/00885/B with the understanding that all planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the kennel extension, whichever is the sooner. Any trees or plants which die or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species. The hard landscaping works (i.e. footpaths etc) shall be completed in full accordance with the approved details prior to the first operation/occupation of the development thereby permitted.

1.0 Description
1.1 The proposed application 23/00885/B for the erection of a pair of semi-detached dwellings, (4No dwellings in total), on vacant building plots was approved on 29.11.2023 subject to 6 conditions some of which required submission of additional information prior to the commencement of works.

1.2 This report is specific to Condition 4 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
"C4. No development shall take place until full details of soft and hard landscaping works have been submitted to and approved in writing by the Department and these works shall be carried out as approved. Details of the soft landscaping works include details of new planting showing, type, size and position of each. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the kennel extension, whichever is the sooner. Any trees or plants which die or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species. The hard landscaping works (i.e. footpaths etc) shall be completed in full accordance with the approved details prior to the first operation/occupation of the development thereby permitted.
Reason: To ensure the provision of an appropriate landscape setting to the development."
2.0 Proposal
2.1 The applicant's agent have now submitted an application for the discharge of conditions, Landscape - Cover Letter and 07 LANDSCAPING DETAILS- LQ plan showing the type of landscaping they intend to apply to the development which includes brick pavers for the drive, paving slabs for the patio, walls and planting in the front gardens which will be kept under the 1m to avoid blocking the visibility splays.
3.0 Recommendation
