General Policy 2
Requires proposals to respect the site and surroundings without unacceptable environmental harm or adverse amenity impacts. Officer assessed the tennis court and soakaway as compliant, with sunken design and tree protection ensuring no harm to woodland or neighbours.
Strategic Policy 4
Pertains to preserving settings of heritage assets. Combined with s16 TCPA 1999, the proposals preserve the registered building's setting through considered positioning, historical precedent, and material condition.
Environment Policy 3
Protects environmental quality including woodland. Tree protection measures and minimal canopy encroachment judged sufficient to avoid unacceptable damage.
Environment Policy 22
Addresses drainage/soakaways, deferring detailed assessments to Building Control. Position 10m from trees and away from boundaries found acceptable from planning view.
Infrastructure Policy 5
Given nature and scale, proposals comply without infrastructure issues raised.
