In this instance of the submitted application, site plan as well as the bat and bird box specification document and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 23/00374/B with the understanding that the bat and bird boxes shall be fully implemented as per the approved documents prior to the occupation of the dwelling.

Officer’s Report
1.0 Description
1.1 The proposed application 23/00374/B for the conversion of Vacant Former Shop / Residential Accommodation in to Residential Accommodation with part 2 storey extension additions to the side and rear of the existing building was approved on 24/07/2023 subject to 6 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 4 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:

23/10117/AIR "C4 Prior to the commencement of the development a scheme which shows the following shall be provided and shall be fully implemented prior to the occupation of the dwelling;
Bird bricks suitable for swift situated high up on the north elevation Bat bricks situated high up on the south elevation.
Reason: In the interest of biodiversity within the site."
2.0 Proposal
2.1 The applicant's agent have now submitted an application for the discharge of conditions, a site plan highlighting the locations of a bat and a bird box on the South and North elevations respectably and a document with specifications on the proposed bat and bird boxes which confirmed the types and sizes.
3.0 Consultation
3.1 The Ecopolicy Officer was consulted for advice on the satisfaction of condition. The advice received on 19/10/2023, after their review of the submitted documents and confirmation that the chimney is in fact none functional and for the visual impact alone, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation
4.1 In this instance of the submitted application, site plan as well as the bat and bird box specification document and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 23/00374/B with the understanding that the bat and bird boxes shall be fully implemented as per the approved documents prior to the occupation of the dwelling.
