Dear Sir/Madam
With regard to the planning application in Principal submitted along with this letter I would like to briefly outline the nature of the works.
I have owned the land on the Ballamodha straight for approximately 30 years, and after clearing the land and building stables I have had horses on it for the majority of that time.
Now that my horses are no longer with us, I wondered if it would be possible to building a 3/4 bedroom bungalow similar to what we live in currently in Ballasalla, although this would be clad in stone with a slate roof to blend in with the other properties close to the location.
The building would be in the inner field so would not be visible from the road and would be situated in the middle of the field to minimise any disruption to wildlife, birds etc. Some time ago we put a pond in at the bottom of the field to aid with the water course (a natural stream) which would also drain the rainwater into the existing ditches and join. We have started to plant some trees on the land and would wish to continue with this to make the most of the habitat for wildlife. Instead of a septic tank a Klargester Water Treatment plant would be used so minimise access required to maintain the services to the bungalow.
The land already has access from the main road (picture attached), is on a bus route and is closest to the village of Ballasalla. We have already a stable block on the field closer to the road with more grazing if required.
If you have any further questions please do not hesitate to contact me on 07624475271.
Thank you for your time in looking at my application.
