BACKGROUND AND PURGE VENTILATION Background ventilation - Controllable background ventilation via trickle vents to BS EN 13141-3 within the window frame to be provided to new habitable rooms (8000sq.mm.). All new windows to be openable.
VENTILATION Shower room to have mechanical extraction at a rate of 15L/s operated intermittently with overrun. Vent to exit to external air, should the client/contractor use the roof void insulation is required round the extraction hose to prevent condensation.
ROOF THERMAL UPGRADE To Achieve 0.18 W/m2K 100mm Xytatherm or similar PIR insulation in between rafters. Plaster board, skim
INSPECTION CHAMBERS UPVC 250mm diameter inspection chambers to be provided at all changes of level, direction, connections and every 45m in straight runs. ABOVE GROUND DRAINAGE Wc's fitted with 110mm SVP with 9mm fall/m. Wash-hand-basins fitted with 32mm dia with 19mm - 90mm fall/m. Shower fitted 40mm with 19-90mm fall/m. 75mm deep-seal anti siphonic traps to all appliances. All Sanitary fitting to connect separately to SVP's. SVP's to terminate a minimum of 900mm above an opening with plastic cage or perforated cover. INTERNAL FINISHES All internal finishes to be agreed by the client prior to commencement of works.
UPGRADE GROUND FLOOR SLAB USE EXISTING GARAGE FLOOR SLAB (To meet min U value required of 0.22 W/m2K) 18mm tongue & grooved chipboard vapour control layer Xtratherm Thin R XT/UF PIR 25mm Rigid Insulation Board Self leveling screed Existing concrete slab INTERNAL UPGRADE TO EXISTING WALL. 95mm x 50mm stud wall at a max of 400mm centres. 20mm air gap, partially insulated with 75mm Xtratherm or similar approved PIR insulation. Overdrawn with plasterboard and skim.
LINTELS All new lintels to cavity walls to be Keystone s/k-90 steel, min of 150mm bearing. DPC tray to be provided above with stopped ends and weeps at a min of 900mm centres. INTERNAL PARTITION 100mm Dense blockwork, 95mm x 50mm @ 400 centers studwork with noggins partially filled with 75mm ;tratherP 3,5 insXlatiRn Rr siPilar aSSrRved Plasterboard. Skim both sides.
ELECTRICAL Electrical outlets in habitable rooms to be between 450mm and 1200mm above finished floor. All electrical work required to meet the requirements of Part P (electrical safety) must be designed, installed, inspected and tested by a competent person registered under a competent person self certification scheme. A copy of a certificate will be given to Building Control on completion.
INTERNAL LIGHTING Low energy light fittings to have a luminous efficiency greater than 45 lumens per circuit watt and a total output greater than 400 lamp lumens. Not less 75%. NEW WINDOW Any new and replacement windows to be double-glazed low-E glass. Window Energy Rating to be Band C or better and to achieve U-value of 1.6 W/m2K or better. To be designed, fitted and installed in accordance with 'Secure by Design' principles.
1200 HEATING New habitable rooms to be heated a separate electric heating system, radiators to have thermostatic values and works are to be carried out by a competent person.
UNDERGROUND FOUL/ SURFACE WATER DRAINAGE Underground drainage to consist of 110mm diameter UPVC proprietary pipe work to give a 1:80 fall. Surround pipes in 100mm pea shingle min of 400mm cover. Provide rodding access or IC at all changes of direction and junctions. Lintels required over pipes passing through wall, 50mm settlements gap required around pipe. Mask openings both sides with rigid sheet material and compressible sealant to prevent entry of gas or vermin.
