TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure)(No 2) Order 2013

In pursuance of powers granted under the above Act, and subordinate Orders and Regulations, the Department of Environment, Food and Agriculture determined to APPROVE an application by Mr Paul Carpenter, Ref 19/01401/B, for the Erection of extension to existing detached garage to provide storage space at Sandygate House Clenagh Road Sandygate Ramsey Isle Of Man IM7 3AF and subject to compliance with the following condition(s) and notes (if any):

- 1. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.

Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

- 2. The detached garage hereby approved may be used only in association with the main dwelling house "Sandygate House" and for purposes incidental to the use of main dwelling house "Sandygate House" as a single dwelling, for no commercial purposes and only in accordance with the internal layout shown on plan 101 received on the 17th December 2019 and retained thereafter.

Reason: The dwelling is within a single residential plot within an area of similar developments. The application does not propose to create separate units of accommodation within the site and has not been considered as such.

This approval relates to the submitted documents and drawings 001,002,100,101, datestamped as having been received on 17th December 2019.

This decision was made by the Head of Development Management in accordance with the authority delegated to them.

This decision refers only to that applied for under the Town and Country Planning Act 1999 and its subordinate legislation.

Any appeal against this decision must be in accordance with the criteria stated in the Order, specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain:

- • Payment of a planning appeal fee as prescribed in the current Fees Order;
- • The reasons for making the appeal; and
- • An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.

If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department’s public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.

Please note that if the counter copy of the application is not collected within THIRTY DAYS following the last date on which a planning appeal can be made it will be destroyed without further notice.
